The seismic strengthening and complete refurbishment of this 1940’s building at the top of Plimmer Steps has transformed a very dilapidated commercial and living space into 11 highly specified apartments providing the best in central city living. 86 Boulcott St had suffered extensive wear and tear in its history having been converted several times to different uses and tenancies. The complete upgrade of both its interior and exterior has breathed new life into a prime piece of real estate and now looks, feels and functions like a completely modern building.
The project has taken the building from 67% of code to 100% and refurbishes the entire apartment complex. The whole complex was gutted with the demolition and removal of all windows, kitchens, bathrooms and fireplaces. A STO plaster system was used to modernise the exterior cladding. A new roof and new PVC windows provide a warm, quiet and dry environment. This address once again provides modern, comfortable and convenient apartments for professionals working and living in the Wellington CBD.

Book House was awarded a Bronze Medal at the 2017 Master Builders Commercial Project Awards in the Heritage and Restoration category.
Given the central city location some of the challenges centred around its tight construction site. Being on a very busy road both vehicular and foot traffic needed to be managed carefully. Armstrong Downes Commercial were required to retain and restore the original concrete structure of the building although parts of the building were in a very poor state and were beginning to collapse.
