This turnkey project in Adelaide Rd, Wellington, was undertaken for Wellington Housing Trust from January to August 2011. It is purpose built community housing for lower socio-economic residents.
The result was two 4-bedroom stand-alone units and two additional 4-bedroom units, in one structure, divided by a firewall.
A complete interior fit-out of the 4 units was required, including bathrooms, kitchens and heating, ready for the tenants to move in. Extensive excavation with a 2m high retaining wall was also required on one boundary due to the differing land levels between the neighbouring property.
The resulting buildings were architecturally designed and had three different exterior claddings – a mixture of block, Hardies and metal cladding with stepped roofs.
Special Info / Challenges:
The inner city location of this build provided unique logistical challenges. Not only was it located on a busy main arterial route in Wellington city, the site was very tight and access was via a shared driveway servicing 21 units. Access to the neighbouring properties on this driveway had to be maintained at all times.
