This New World Supermarket, located in a busy community village, is the sixth new build undertaken by ADC on behalf of Foodstuffs. The project was a new build with a gross floor area of 2282m2 next to the existing operating supermarket increasing retail floor space from 670m2 to 2282m2.
The new supermarket was sited within a busy village complex featuring retail and service businesses ranging from retail to community care. The site was very compact with high traffic use from people accessing the services available and casual traffic turning in from a busy adjoining access route to Whiteman’s Valley and beyond. Adjacent school, kindergarten and medical services added to the traffic and pedestrian mix.
ADC took a unique approach to minimising disruption by creating the new structure in six component parts with each element completed before moving to the next. This required careful management and building a strong connection with existing building owners, leases and their business customers.
The Silverstream site is in a residential valley between a large river and bush covered hills among residential streets. The site had strict resource management restrictions covering access, a maximum building height limit of eight metres and a one metre flood level requirement.
To meet flood control requirements, the site needed to be built up by one metre, requiring 3000m3 of fill to be brought on to the site and compacted prior to construction starting.
Because of the residential nature of the location, the resource consent minimised disruption to all neighbours by restricting work onsite between 7am and 7pm.
