Scope of works:
- Seismic Strengthening works of entire structure
- Exterior refurbishment of envelope including steel windows, solid plaster and painting
- Replacement of roof framing and roof
- New Soffit cladding to the grandstand
- Waterproofing and refurbishment of existing grandstand bleachers
- Fitout of offices and new toilet facilities and kitchens
- Refurbishment of heritage timber panelling
- Refurbishment of heritage tiles and nosing’s
- Upgrade of services including HVAC, lighting and plumbing
- Siteworks and asphalting of surrounding areas of grandstand
Environmentally friendly aspects:
- Re-use of the heritage timber panelling salvaged throughout demolition (over 100-year-old timber)
- Re-use of existing steel windows salvaged and refurbished
Out of the Box Ideas:
- We used sprayed concrete for the majority of the interior strengthening works which helped with programme (cost saving) by limiting the amount of formwork in areas which were difficult to access
- Replacement of the soffit cladding prior to the roof being completed – this was a risk but we achieved this successfully with careful sequencing around adverse weather conditions. (Programme)
Special features:
- Maintaining the heritage façade plaster and timber joinery – mimicking existing construction using contemporary construction techniques
- Aim of the project Stage 1 being on track for completion for a significant test match between India and NZ. The success of this project would be largely linked to being ready for this test match.
- One challenge, H&S wise was pigeon guano removal. We started this as an early works prior to being awarded the contract. Final
Work involved specialist pigeon guano removal specialists / culling of birds, specialist treatment of surfaces prior to demolition to mitigate toxic material waste being a risk to workers and surrounding areas. This was planned carefully so that other trades and staff would not be at risk during construction and demolition.
