This project involved the removal of 80% of the existing services and walls and all of the redundant services. The mechanical, electrical and data walls and fixtures were also removed.
The floor was designed so that a quarter of the space was self-sufficient and could be sublet. The remaining three quarters was split into. Half of this floor area became meeting rooms, service areas, and amenity spaces and the other half was left as open plan, industrial style office space including 5 meetings rooms.
All of the individual meeting rooms were fitted with aluminium joinery with glass, double sliding doors. The main meeting room opens onto the reception area. Being an old bank there was an old walk-in safe which was turned into a small quiet room. The safe door remains with a new internal door. The two internal walls were strapped and insulated with a framed-out recess for the entertainment unit. This area has a timber tiled feature wall.
All the columns in the exposed areas were ground back (80 grit) and sealed to leave a clear concrete finish. The same finish was applied to the concrete floor in the reception area. All the old plaster and original writing on the columns was left there to show the old industrial style and a little bit of the building’s history.
LED lighting was installed throughout the floor as well as specialised and pendant lighting.
Being an open plan space, all of the old Stahlton beams were left exposed and new acoustic insulation was installed in between them. All services that penetrated from the floors above were left exposed and were acoustically lagged.
A new Kitchenette in each space was added. We also created new bathrooms, including showers, locker rooms and back corridor storage area which holds the data services.
All the offices had coloured Autex sheeting on the walls to control sound and this was incorporated in the open area as well.
The lift lobby and reception area feature tongue and groove cedar, vertical weather board, decorative panels and a matching reception desk.
An exciting modern office space was created to reflect the company’s image.
